How a condo job runs
On a condo property, the cleaning is the easy part. The work is making sure every resident knows when we'll be at their building and what, if anything, they need to do first.
Before we start a multi-building job, we write out a schedule showing which buildings and units we'll clean on which days. We send it to the property manager, who passes it to residents along with any instructions. If the weather moves a day, the update goes out the same way.
We work through one contact, usually the property manager, so information reaches residents once and consistently instead of piecemeal from whoever is standing outside when we pull in.
Where we've worked
Most of our condo work has been in Portsmouth, Dover, Exeter and Durham, including multi-story buildings and properties in downtown Portsmouth with very little room to park and set up.
We can do a one-time cleaning or set up recurring service on whatever schedule fits the property.
Equipment
We run two commercial pressure washers, an 8 GPM machine and a 5.5 GPM machine, for general washing and pressure washing, plus a surface cleaner for walkways, patios and courts. High flow is what makes large flatwork and rinsing big buildings go quickly.
For soft washing we use a 12-volt system with a blend manifold. It lets us spray whichever cleaning solution your property needs, mixed at whatever ratio cleans it best.
What we clean
- Building siding: vinyl, stucco, wood and fiber cement
- Decks and balconies
- Walkways, patios and concrete retaining walls
- Tennis courts and other shared hard surfaces
- Gutters and roofs
Residents' plants
A lot of residents keep their own plants by the door or on a patio, and they notice if something wilts. We wet down plantings before any cleaning solution goes on and rinse them again afterward. Siding gets a low-pressure soft wash, which is safe on vinyl, stucco and painted trim.
