Roof washing
Eliminate black streaks, algae, moss and lichen safely — without damaging your shingles or voiding warranties.

Mike McClurken
★★★★★
"Our vinyl sided house and concrete deck had accumulated a decade's worth of dirt and mold. Alex made it look brand new. Responsive and reasonably priced. Highly recommended."
Richard Thyng
★★★★★
"I have a house with siding which is ~5 years old and had chalk residue from UV and exposure. I tried pressure washing but it did not work. Alex suggested a different application process which was more manually intensive, but did the trick! Alex was honest, professional, and easy to work with. Highly recommend."

FAQ

Frequently asked questions

The questions we hear most often. Don't see yours? Get in touch and we'll answer.

What's the difference between soft washing and pressure washing?
Soft washing uses low pressure (under 500 PSI) combined with biodegradable cleaning solutions to kill mold, mildew, and algae at the source — it's the safe method for siding, roofs, and wood. Pressure washing uses high pressure (3,000+ PSI) to physically blast dirt off hard surfaces like concrete and pavers. Using the wrong method on the wrong surface can cause damage, which is why we match the technique to the material.
Will the cleaning damage my plants or landscaping?
We pre-wet plants and shrubs around the work area before any cleaning solution is applied, and rinse them again after we're done. The solutions we use are diluted and biodegradable. Plant damage from a properly performed soft wash is very rare.
Is soft washing my roof safe? Will it void my shingle warranty?
Yes — soft washing is the method recommended by ARMA (the Asphalt Roofing Manufacturers Association). It kills algae, moss, and lichen at the root using low pressure and a cleaning solution, without the high-pressure water that voids most shingle warranties.
How often should I have my house washed?
Most homes in the New Hampshire Seacoast and Lakes Region benefit from a wash every 1–2 years to prevent permanent staining from mold, mildew, and algae. Roof cleaning is typically every 3–5 years. Heavily shaded properties or homes near water often need more frequent attention.
How long does a typical house wash take?
Most single-family homes take between 2 and 4 hours from setup to cleanup. Larger homes, multi-story properties, or homes with heavy buildup may take longer. We give you an accurate time estimate when we provide your written quote.
Are you licensed and insured?
Yes. Giani Exterior Services is fully insured. We're happy to provide proof of insurance before any job begins — just ask.
How does the estimate process work?
Fill out the form on this page, or call (603) 416-1498. We'll get back to you within 24 hours, usually with a written quote based on photos and a quick conversation about your property. Estimates are always free and no-obligation.
How soon can you schedule a job?
Scheduling depends on the season and our current workload. Spring is our busiest time and books up quickly — reaching out early is the best way to secure your preferred date. During summer and fall we can typically schedule within 1–2 weeks. Contact us for current availability.
